WHO WE ARE

SERV Properties & Management specializes in the development and management of housing for special populations. From building affordable housing for seniors to managing residences for disabled youth and adults in the community, our team of compassionate professionals makes it possible for those in need to come home. Our services are available in the following N.J. OUR SERVICES

Property Management

Our team oversees the management and compliance of properties. We complete all leases for Special-Needs Subsidy Vouchers, Supportive Housing Connection Vouchers as well as Community Support Services Program leases and certification. We also handle Section 8, HUD, Tax Credit and Market Rate.

Fleet Management

We approve all repairs and purchases, replace leased vehicles, renew registration and insurance of company vehicles, and monitor and install GPS systems in all company-owned vehicles.

Facility Management

We complete site inspections, mechanical inspections, repairs and move in/out for apartment/room make-ready. We also renew Life Hazard certifications and monthly/annual certifications for sprinkler, fire systems, elevators and boilers.

Maintenance

We complete all submitted work order requests for consumers/tenants. We also complete preventative maintenance and buildings’ common-area repairs.

Purchasing/Inventory

We purchase and track monthly supplies for day-to-day operational repairs.

Property Acquisition

We identify and assist in the acquisition of properties for program requirements and real estate needs.

Commercial Management

We lease available commercial properties, renew leases and complete site inspections.

Construction

We solicit bids for contracts; monitor renovations and work with architects, engineers and contractors.

CASE STUDY #1 - UJIMA VILLAGE

The need for affordable housing in Ewing, N.J., was clear but how to make it happen was not so apparent. As the primary partner in Ujima Village, a 52-unit senior housing initiative, SERV Properties and Management oversaw every phase of the project including:

  • Creation of funding for a tax-credit property
  • Engineering
  • Architectural
  • Construction Management
  • General Contracting
  • Lease-Up
All of the apartments were leased to qualified residents and SERV Properties and Management served as the building management and maintenance contractor.
